Why Roof Insulation Matters in Horsham

Up to 25% of a home's heat is lost through the roof. In Horsham's damp Low Weald winters, an under-insulated roof contributes directly to heating bills and increases the temperature differential that drives condensation — one of the primary causes of timber decay in older roof structures. A re-roof is the ideal opportunity to upgrade insulation, particularly for older properties where the existing provision falls below current standards.

The Three Main Options

Cold Roof Insulation (Most Common)

The most common approach for pitched roofs: insulation laid between and over the joists at ceiling level, with a ventilated void above between the insulation and the underside of the roof covering. This is the standard approach for Horsham houses where the loft space is used only for storage or not at all. Mineral wool at 270mm depth (current Building Regulations standard) costs £300–£600 for a typical semi-detached property installed by a professional. This is separate from roofing work and is typically handled by insulation contractors.

Warm Roof (Flat Roofs)

For flat roofs — rear extensions and garages — the warm roof system places insulation above the structural deck and below the waterproof membrane. This eliminates the cold bridge through the deck and prevents condensation within the roof structure. When we replace a flat roof on a Horsham property, we routinely upgrade to warm roof specification: insulation board above the existing deck, new membrane over the top. The cost premium over an uninsulated replacement is typically £200–£500 depending on deck area, and the energy savings and improved durability of the structure justify this in almost every case.

Rafter-Level Insulation (Warm Loft Conversion)

If the loft space is being used as habitable accommodation, insulation must be installed at rafter level — between and below the rafters — rather than at ceiling joist level. This is more complex and more expensive than cold loft insulation. During a re-roof, rafter-level insulation can be installed from above — insulation boards placed between the rafters with the sarking felt above. This is significantly cheaper than installing from below in a completed loft conversion.

The Re-Roof Opportunity

A full re-roof is the optimal time to address insulation deficiencies, particularly for rafter-level insulation in loft conversions and for cold roof ventilation upgrades. Once the tiles are stripped and the deck is exposed, access to the roof structure is straightforward. Upgrading insulation after the roof is complete requires internal disruption and significantly more labour. We advise on insulation upgrades as part of our pre-roof survey and quote for any additional work required.

Flat Roof Insulation in Horsham: A Common Oversight

Many of the 1970s–80s flat roof replacements we carry out in Horsham were originally installed without adequate insulation, or with insulation that has degraded over the decades. Replacing like-for-like without upgrading insulation is a missed opportunity. Warm roof specification adds modest cost to the total project price and significantly improves the long-term performance of the structure by eliminating condensation risk within the deck.

Government Grants for Roof Insulation

The Great British Insulation Scheme and ECO4 provide funding for insulation upgrades in eligible households. Eligibility depends on property energy rating, household income and benefit status. Check the government's Simple Energy Advice website for current eligibility criteria — a re-roof is a good opportunity to combine commercial work with funded insulation upgrades.

Cold Roof vs Warm Roof — What's the Difference?

A cold roof places insulation at ceiling joist level, leaving the roof space above cold and ventilated. A warm roof places insulation at rafter level, making the roof space the same temperature as the living space below. Cold roofs are the standard approach for standard loft spaces with no conversion plans. Warm roofs are required for converted loft spaces and are increasingly specified for new-build and energy-upgrade projects.

In Horsham's damp climate, cold roof ventilation is critical — insufficient cross-ventilation creates condensation that damages felt and structural timbers from within. We see this regularly on properties where fascia replacement was carried out without ventilation upgrade, or where insulation was installed at ceiling level without maintaining the ventilation path above it. If you are upgrading insulation in a Horsham property, discuss ventilation adequacy with us before installation.
